By booking this property, you agree to these terms. ⸻ 1. Building Conduct • Be discreet and respectful in all common areas of the building. High foot traffic in the hallways and building are not recommended. • Do not allow strangers into the building. Always close doors behind you. • Surveillance cameras (Ring Camera) are installed at the unit entrance and are motion-activated. ** Abusive language, threats to staff, or attempts to extort management with damage or negative reviews are a violation of our house rules and will result in an immediate cancellation of the stay. ** ⸻ 2. Guest & Visitor Policy • Only registered guests are permitted to stay. A valid government-issued ID is required for each guest. • Visitors must be approved by the host and provide government-issued ID. No unregistered overnight guests allowed. • Maximum occupancy is 4, as stated in the listing. Our pricing is based on a single guest to help reduce costs for solo travelers. • The suite is intended for the use of registered guest(s) only. Any unapproved visitors or additional overnight guests may result in additional fees or termination of your stay. Airbnb will be notified of the violation. Additional guest fees start at $25.00 per guest per night and may increase during high-demand periods or special events. ⸻ 3. Quiet Hours & Parties • Quiet hours are from 10:00 PM – 7:00 AM. Please respect the neighbors above and below. • Approved visitors are welcome during the day but not during quiet hours. • Absolutely no parties or events. Any unauthorized gathering will result in immediate removal and cancellation of your reservation without refund. ⸻ 4. Security • Outside cameras are installed for safety and monitoring. • Illegal activities of any kind, including illicit downloads, are strictly prohibited. Your stay will be terminated immediately if any are detected. Guest Video & Audio Recording Policy Please be aware that Airbnb strictly prohibits guests from recording video or audio inside a host’s property without consent. This includes filming or recording in private areas such as bedrooms, bathrooms, and shared living spaces. Recording other guests, visitors, or anyone on the property without their knowledge and permission is not allowed, even if the intent is personal use or social media sharing. As hosts, we respect your privacy and expect the same in return. Unauthorized recording can be a violation of Airbnb’s Content and Privacy Policies and may result in being reported to Airbnb, which can lead to penalties, removal from the platform, or other consequences. If you plan to take photos or video for personal use, we kindly ask that you do so only in private areas with the consent of everyone involved and refrain from sharing identifying details of the property without written permission. 5. Cleanliness & Damage • Remove shoes at the door to help keep the suite clean. • No food or drinks (except water) in the bedrooms. • Do not move large furniture (beds, tables, couches, etc.). • Report any damages immediately. Guests are responsible for replacements or repairs. • Charges will apply for: • Stained linens (makeup, blood, food, dye, etc.) • Lost keys – $250.00 per key. / lost or stolen wordlock $375.00 • Broken/missing TV or remote controls – $100 each • Clogged drains/toilets due to improper use minimum – $200.00 plus plumber’s fee and any resulting damage- invoice from the service will be given to the Airbnb resolution team ⸻ 6. Smoking • No smoking or vaping inside or outside the unit. Smoking is only permitted at the street level, away from the property. 🚭 Violation incurs a $450.00 minimum fine. Specialized cleaning will be additional cost. ⸻ 7. Weekly Cleaning for Extended Stays (14+ Days) • we recommend weekly cleaning for stays of 14 days or more. • Our staff will schedule cleaning after the first week and each week thereafter. • Cleaning includes: • Washing 1 set of sheets and towels • Bathroom and kitchen cleaning • Vacuuming and dusting of living and bedroom areas ⸻ 8. Late Checkout Policy • Standard checkout is 10: 00 AM. Fees apply: • 10:00 AM - 11:00 AM 20.00 CAD • 10:00AM - 12:00 PM 45.00 CAD • 10:00 AM - 1:00 PM 75.00 CAD • 10:00 AM - 2:00 PM 110.00 CAD • After 2:00 PM: full nightly rate applies. / depending on availability a discounted rate maybe offered. ⸻ 9. Final Check-Out Instructions • All garbage must be placed in bins and taken to the garage bins at the end of your stay. • All dishes must be washed with soap, dried, and returned to their proper place. ⸻ 10. Booking & Security Deposit • We do not accept guests without positive host reviews or verified ID. • New guests (no reviews or negative reviews) may be asked for an additional security deposit, the standard amount starts at $750.00. • The security deposit will be withheld for any of the following: • Damages • Excessive cleaning • Violations of house rules • Unauthorized late checkout If damages exceed the deposit amount, Airbnb’s Resolution Center will be used to recover the remaining balance. ⸻ 11. Liability Disclaimer • We are not liable for accidents, injuries, stolen/lost belongings, or illnesses that occur on the property. • Guests are responsible for securing the suite and personal belongings by locking windows and doors at all times. • Items left behind may be returned at the guest’s expense (shipping/delivery fees). ⸻ ✅ By booking this property, you agree to follow all house rules and to leave the space in the same condition as when you arrived. We have a cafe at the bottom floor of our building and many locals meet there every morning before work. If you like to people watch in the morning while you have a coffee this is a perfect spot, there is a beautiful park across from our building that over looks the river valley. The legislature grounds are a block away as well as the farmers market during the summer months.

We have under ground parking for guests with a car and a secure bike rack as well. This location is with in walking distance to many restaurants, bars, drugstores, grocery stores and shops. If you need the public transit it is also close to our location.
