By booking this property, you agree to these terms. ⸻ Building Conduct • Be discreet and respectful in all common areas of the building. High foot traffic in the hallways and building are not recommended. • Do not allow strangers into the building. Always close doors behind you. • Surveillance cameras (Ring Camera) are installed at the unit entrance and are motion-activated. ** Abusive language, threats to staff, or attempts to extort management with damage or negative reviews are a violation of our house rules and will result in an immediate cancellation of the stay. ** ⸻ Guest & Visitor Policy • Only registered guests are permitted to stay. A valid government-issued ID is required for each guest. • Visitors must be approved by the host and provide government-issued ID. No unregistered overnight guests allowed. • Maximum occupancy is 4, as stated in the listing. Our pricing is based on a single guest to help reduce costs for solo travelers. • The suite is intended for the use of registered guest(s) only. Any unapproved visitors or additional overnight guests may result in additional fees or termination of your stay. Airbnb will be notified of the violation. Additional guest fees start at $25.00 per guest per night and may increase during high-demand periods or special events. ⸻ Quiet Hours & NO Parties • Quiet hours are from 10:00 PM – 7:00 AM. Please respect the neighbors above and below. • Approved visitors are welcome during the day but not during quiet hours. • Absolutely no parties or events. Guest Video & Audio Recording Policy Please be aware that Airbnb strictly prohibits guests from recording video or audio inside a host’s property without consent. This includes filming or recording in private areas such as bedrooms, bathrooms, and shared living spaces. Recording other guests, visitors, or anyone on the property without their knowledge and permission is not allowed, even if the intent is personal use or social media sharing. As hosts, we respect your privacy and expect the same in return. Cleanliness & Damage • Remove shoes at the door to help keep the suite clean. • No food or drinks (except water) in the bedrooms. • Do not move large furniture (beds, tables, couches, etc.). • Report any damages immediately. Guests are responsible for replacements or repairs. • Charges will apply for: • Stained linens (makeup, blood, food, dye, etc.) • Lost keys – $250.00 per key. / lost or stolen wordlock $375.00 • Broken/missing TV or remote controls – $100 each • Clogged drains/toilets due to improper use minimum – $200.00 plus plumber’s fee and any resulting damage- invoice from the service will be given to the Airbnb resolution team ⸻ Smoking • No smoking or vaping inside or outside the unit. Smoking is only permitted at the street level, away from the property. Violation incurs a $450.00 minimum fine. Specialized cleaning will be additional cost. ⸻ 8. Late Checkout Policy • Standard checkout is 10: 00 AM. I loved this place, my partner and I were in the city for a hockey game and with it being a 5 minute walk to Roger’s place we didn’t have to worry about traffic or expensive Ubers. The UG parking is also something I loved. It put my mind at ease knowing I had a place to park my vehicle. Ilynne was a great host and very responsive for all my questions and needs.

This rental includes one, heated, secured, underground parking stall. The building is located closely to bus stops and Edmonton's LRT (underground train system). Taxis are also easily fetched from this location. Most amenities are walking distance.
